What is the Average Lifespan of a Residential Boiler?
Recently, our HVAC technicians saw something pretty spectacular that we wanted to share with our blog readers. We were called out to a job in our hometown of Lake in the Hills, IL, where a homeowner’s boiler needed a new mount and coupler assembly. Upon arrival, the tech found a 44 year old American Standard boiler system — still fully operational.
In this week’s blog, we want to talk about why that’s so surprising.
The average life expectancy of a boiler is about 10 to 15 years. That’s with regular maintenance and other safety precautions taken. Most boiler manufacturers expect you to replace your boiler after that time, so warranties are generally between 6 and 10 years. Why is it so critical to replace a boiler before it gets too old?
Three Reasons for Boiler Replacement
- Efficiency– Over time, boilers (like all home appliances) tend to lose their efficiency. As heating efficiency decreases, not only does your house feel colder — you might also start to notice your monthly bills going up, since your furnace is working harder than ever to reach the thermostat pre-set.
- Safety– In order to produce heat, boilers burn fuel. Combustion creates byproduct gasses like carbon monoxide that can be serious health risks in large quantities. Older boilers tend to be a major CO risk. This boiler that we inspected had an output of 1ppm (part per million). CO levels become dangerous at approximately 100 ppm.
- Risk of Failure– Technology for boilers is constantly increasing, and the standard for energy efficiency keeps rising. That means if your boiler fails or springs a leak, it may be difficult to get a direct replacement. Replacing your boiler in a timely fashion helps ensure you don’t have to worry about sudden heating failures and be forced into a major upgrade!
Although the boiler in this Lake in the Hills homeowner’s house was operational after the replacements were made(some noisiness, but nothing serious), it’s highly recommended that you look into boiler replacement every 15 to 20 years — and definitely before 40 years!
